Initial Consultation & Site Inspection

This step ensures we start with a clear and realistic understanding of what’s possible.
Concept Development & Preliminary Planning
Based on your goals and the site assessment, we begin developing initial concepts and exploring technical solutions that fit both your vision and the building’s potential.
A key part of this phase is understanding your budget and financial framework. We take the time to discuss what is economically realistic for you, and tailor the proposed scope of work accordingly. Quotation & Contract Agreement
We prepare a detailed offer outlining the full scope of work, cost estimates, expected duration, and project deliverables. Transparency is key — you’ll know exactly what to expect. Once the proposal is approved, we formalize the agreement through a clear and transparent contract that lays the foundation for a structured and predictable renovation process.
For larger and more complex rehabilitation projects, we offer the option to work with the "open book" pricing method. This means that all project costs, including materials, labor, and subcontractor fees, are fully disclosed. You have full visibility into the cost breakdown, and we agree on a fair margin for our services. This approach provides flexibility and ensures that the project stays within your budget, with adjustments made if necessary based on real-time costs.
Construction & Engineering Planning
Our in-house engineers and partner architects collaborate to create detailed construction drawings, structural plans, and technical documentation. We ensure that every element is carefully planned, from energy systems and load-bearing structures to material specifications. All designs comply with local building codes and EU standards.
For specialized tasks that require specific expertise, we work with a trusted network of skilled subcontractors. These partners bring additional technical proficiency to the project, from electrical and plumbing work to advanced structural solutions. We carefully select subcontractors who meet our high standards for quality, safety, and reliability, ensuring a seamless and coordinated approach to every aspect of the renovation.
Permits & Regulatory Approvals

Project Scheduling & Preparation
Once approvals are in place, we finalize the project schedule. This includes resource planning, delivery logistics, and coordination with subcontractors and suppliers. You receive a timeline with clear milestones so you can follow the project’s progress from beginning to end.
Throughout the entire project, you will have one of our dedicated project managers as your primary point of contact. They will be responsible for overseeing the entire renovation process, ensuring everything runs smoothly and according to plan. Your project manager will provide regular updates, address any questions or concerns, and make sure the project stays on schedule and within budget.
Final Inspection & Handover
As we approach completion, we conduct a detailed final walkthrough with you. Any remaining adjustments or touch-ups are completed promptly. Once you are fully satisfied, we hand over the renovated space — ready to be used and enjoyed.
At this stage, we will sign an official handover protocol to confirm that the project has been completed to your satisfaction. Additionally, you will receive an electronic OMM (Operations, Maintenance, and Management) manual. This comprehensive guide includes instructions for all installed equipment, as well as a maintenance plan for surfaces, fixtures, and other key products in the renovated space.
To ensure long-term clarity, the OMM manual will also include important photos of installations and structural elements that are now covered or hidden (such as pipes, wiring, and other critical systems). These images will serve as a valuable reference, allowing you, if needed to easily locate and identify these systems in the future.
Quality Control & Ongoing Supervision
Throughout the project, we conduct regular inspections and quality checks to ensure that all work meets our high standards and technical specifications. Health and safety are monitored continuously, and any deviations are corrected immediately. You’ll receive updates on progress and be involved in key decisions along the way.

Safety is always a top priority. We develop detailed safety protocols to protect both the workers on-site and any third parties in the vicinity. Our goal is to minimize risk and ensure that all site activities are carried out with the highest level of safety, including clear barriers and warnings to prevent accidents when needed.
Construction & Renovation Execution
This is where transformation takes place. Our skilled craftsmen and engineers carry out all aspects of the renovation — from structural reinforcement and layout changes to new installations, surfaces, and finishes. We maintain strong communication with you throughout the process to ensure quality, consistency, and confidence.
During the construction phase, if any unforeseen issues or hidden damages are discovered, such as structural problems, outdated systems, or water damage, we will immediately inform you. We assess the impact of these issues and provide a detailed report, including potential cost implications. Any necessary changes will be discussed and agreed upon with you before proceeding, ensuring you are fully aware of the situation and the associated costs.
Post-Project Support
Our commitment to you doesn’t end with the handover. After the project is completed, we remain available to support you with any questions or concerns. We provide ongoing maintenance advice and are happy to assist with any issues that may arise as you settle into your newly renovated space.
